Fees and Criteria for Renting a Property with Jigsaw Property Solutions


Application Information for Prospective Tenants


All applicants must be over 18 years of age and in full time employment.


Application Fees MUST be paid BEFORE application forms are submitted.


You will generally receive your application form by email, which contains a link to complete the form online.


Application fees are £100.00 for the main applicant, £50.00 for each subsequent applicant that wishes to be included on the tenancy agreement and £50.00 for any guarantor required. These charges include VAT.


Application fees are NON- REFUNDABLE should you fail to be accepted, or once the reference process has been started. However, the fee may be refunded if the landlord withdraws the property from the market.


You may require a guarantor if:


You have any adverse credit such as County Court Judgements, IVAs, bankruptcy.


You are not in full-time employment or are self-employed with less than 3 years’ accounts.


Your earnings per month are less than 2 ½ times the monthly rent- for example if the rent on a property is £400pcm, your income MUST be MORE than £1000pcm


We will advise you if a guarantor is required and will send you a form for completion by them. A suitable guarantor must have a clean credit history, be a homeowner, and be in full-time employment.


References may be requested by Jigsaw Property Solutions or any agency that they wish to contract to carry out the necessary checks.


A response is usually made within 5-7 working days.


Before you submit an application, be sure you are in a position to afford the rent and to pay the deposit and first month’s rent upon moving in either in cash or debit card. We reserve the right to decline an application, with no refund, once references are accepted if you cannot pay the deposit and first month’s rent.


You will need to provide 1 form of photographic identification such as a passport or driving licence.


The tenancy you are offered will normally be for an initial six month period.
