What's Included


Full Market Appraisal

Based on our extensive knowledge of the local area we will provide an honest full market appraisal comparing your property to similar properties in the same area and advise you how you can best maximise your rental potential and yield.


We can discuss potential improvements with you and what impact that will have on the property's rental value. Sometimes a small investment can have a much greater return.


Keeping Your Property Legal


As part of our service we will keep you on the right side of the law, ensuring you have all of the relevant safety checks, certificates and licences in place to rent your property, or arrange for these to be carried out if and when they are needed.


Whilst we are managing your property we will keep you advised of any changes in the law and if needed arrange for checks or certificates to be issued.


Advertising Your Property


Once you have instructed us to find you a tenant we will visit your property to take marketing photographs and collate the details for your property advertisement.


We'll then upload your property details and your property will be listed on the major property websites; rightmove, zoopla, onthemarket and primelocation, as well as many other smaller property portals.  We'll also add your property to our own website and our phone app. We'll also push details of your property out through Facebook, Twitter and Google +.


If your property matches the needs of a tenant on our books we'll contact them directly and arrange a viewing with them.

Choosing You The Right Tenant


Once we have found you a tenant we will reference them using an independent referencing agency. This helps to ensure the tenant in your property has the income to afford the rent, has no previous credit problems and if they have rented before that they come with a recommendation from their previous landlord.


As an extra you can choose to purchase rent guarantee insurance for the first 6 months of the tenancy, to give you peace of mind that your rental income is protected.


This insurance can be extended at the 6 month point to continue to give you peace of mind.


Getting The Paperwork Right


Getting the paperwork right is essential to protecting your investment. At Jigsaw we make sure this happens, ensuring all of the documentation is completed correctly giving you peace of mind this includes


Preparing the tenancy


Preparing the inventory and condition report including photographs


Preparing deposit documentation and lodging deposits correctly


Serving correct notices within prescribed time scales


Managing your Tenant


We aim to establish a good relationship with your tenant as this encourages them to report problems promptly, pay their rent on time and take care of your property.


We have a facility on our website where tenants can report problems or maintenance problems. We also provide an out of hours emergency service, with a team of professional contractors that can resolve problems quickly.


Paying rent on time is vital to your cash flow and we have processes in place to ensure any problems are highlighted and managed quickly. We make two payment runs a week to landlords;  ensuring you receive your rent quickly. We provide you with an electronic statement of your income and expenditure each time we pay you.


We make regular checks on your property to ensure your tenant is looking after it and provide you with a report including photographs with any recommendations for works that needs carrying out.
